Looking to buy a house?
We aim to provide easy to understand independent survey reports that advise you on the condition and value of the property you want to buy. Also, being a small business, with low overheads we are able to offer these at very competitive prices.

We have the experience to give you reliable advice on anything from small flats through to Victorian terraced villas or large country houses. Do you want to know:

Having an independent survey will help you to answer these questions.

  You may be having a lenders valuation anyway - but this is simply a check for the lender to approve the property as a security for a mortgage and it isn’t a survey. There may be expensive repairs but they won’t necessarily appear in the valuation report.

 There are two types of survey you should consider:-

The Homebuyer Report (HBR) is completed in a format set out by the RICS – it’s most suitable for conventional properties in reasonable condition and built within the last 150 years. It focuses mainly on urgent matters needing attention. It includes details of:

  • Major faults in accessible parts of the building that may affect the value
  • Urgent problems that need inspecting by a specialist
  • Serious timbers defects– including woodworm or rot
  • Dampness and damp-proofing issues
  • An overview of the service installations
  • The cost of rebuilding the property for insurance purposes
  • The open market value
A Building Survey (BS) is a more comprehensive inspection of a property reported in a style to suit the property and tailored to your specific requirements. Everything is looked at in greater depth than a HSV. It’s suitable for all properties, especially those that are:
  • Very old
  • In need of major renovation
  • Unusually constructed
  • Extensively altered or extended
  • Listed buildings

It examines all accessible parts of the property in detail including roof voids and drain manholes– and subject to agreement you can request specific areas be included, so it designed to cover any particular concerns you have about the building.

The BS will provide you with a detailed report which focuses on the construction, state of repair and future maintenance requirements.

Additional investigations can be incorporated within the report such as testing of services including drains, electrics, plumbing and heating.

A Building Survey doesn’t include a valuation, but we can provide this separately if you need one. Our reports also always include a photographic survey.
